stipt

Software for home staging. From email to pickup, in one record.

Request, walkthrough, proposal, staging, pickup and invoice run through one property record. The agent approves online, the crew works on their phone and Assets knows where every set is.

From request to approval.Without a property falling through.

A request from the agent becomes a record per property, the walkthrough is filled in on a phone and the agent approves the proposal online. Every step moves the property on to the next.

Request

Every request lands in one place.

Email and WhatsApp come together in the team inbox, one conversation per customer, with their records alongside. On an email, dot reads along, sums up what the agent is asking and lines up what needs doing. You check it and decide.

  • Your own email address and WhatsApp number, for the whole team
  • Assignment, topics and internal notes per conversation
  • On an email, dot suggests a task, a booking link or a reply

Walkthrough

The walkthrough, on a phone on site.

The agent or resident picks a time for the walkthrough themselves through a booking link. On site the stylist fills in the walkthrough form on their phone: rooms, measurements, style and photos. Once it is submitted the PDF lands on the property.

  • Started from the appointment in the portal; the visit then shows as Busy
  • Questions that only appear when an earlier answer calls for them
  • The walkthrough form is saved as a PDF on the property

Packages for the living room, bedroom and dining room, plus staging and pickup by van. Four lines, € 3,200.45 including VAT.

Approval

The agent approves on their phone.

The agent opens the proposal on their phone, with your logo, the stylist and exactly which rooms you are staging. Tick the approval box, type a name and confirm. The property moves on to the next status by itself.

  • Name, time and IP address are recorded with the approval
  • Viewed, accepted or expired: the status keeps up by itself
  • On approval a confirmation can go out straight away
Approval on the phone

Marieke de Wit has ticked the approval box and typed her name. After Accept, Keizersgracht 12 is on Approved, with name, time and IP address recorded.

From scheduling to invoice. The staging itself, and what follows.

The right van on the right day, a staging sheet with photos per room, a property that flags itself when it is time for pickup, and an invoice that goes from the record into your accounts.

Scheduling

The right van, on the right day.

Plan staging and pickups in the calendar, with a lane per van or crew and the travel time between addresses. On any day you see where each van is and whether another run still fits.

  • Staging and pickup as their own appointment types, each with its own duration
  • Travel time between addresses, and the stops on the map
  • Moving a visit? You decide whether the agent gets an email

Wednesday 14 October

Van 1 stages Keizersgracht 12 and then collects two sets at Nachtegaalstraat. Van 2 does the same on the other side of town.

Staging

The staging sheet lives on the crew's phone.

In the portal the crew sees the day's appointments and starts the staging sheet from the appointment: what is in each room, photos and notes. Once it is submitted the PDF lands on the property and the property moves on to the next status.

  • No app store needed: the portal goes on the home screen
  • If a photo is too dark or blurry, the phone says so straight away
  • Rejected? The crew sees why and fills in the gaps

Living room and bedroom are done, the dining room follows on 21 October. Photo 3 is blurry, so the crew retakes it before submitting.

Pickup

The property speaks up when it is time for pickup.

A week before the end date a status hook moves the property to Schedule pickup by itself. Staying longer? Just change the end date: the hook moves with it and availability for other properties updates straight away. You plan the pickup back to storage with the button next to the set, on the end date by default.

  • Status hooks on the first set, around the start or around the end date
  • If an email is attached to that status, the agent gets it too
  • Every change to the period shows on the timeline, with who made it
How Assets works
Extended to 14 December

The house hadn't sold yet, so Noor moved the end date to 14 December. The hook came back by itself a week before, and the pickups are on the new end date.

Invoice

Invoicing from the property.

With the Accounting module the lines on the property go to Exact Online, in one go or in instalments. When a property is extended, you add a follow‑up invoice next to what is already there. The payment status comes back to the record by itself.

  • In one go or in instalments, adjustable per property
  • A follow‑up invoice for the extension, next to the first invoice
  • Paid, sent or credited: the status comes back from your package
How to connect Exact Online
Follow‑up invoice sent

The € 3,200.45 invoice for Keizersgracht 12 is paid. The follow‑up invoice for the extension shows as sent in Exact.

Every set in the right place. The runs follow by themselves.

With the Assets module every furniture set has a photo, type, value and contents list. On the property you pick sets for the period, stipt lines up the runs and a status hook moves the property on by itself. Where a set is always follows from its runs, so the overview is right.

1Pick the sets
2The runs are lined up
3The property moves on

Available later, with the address

If a set is still in use at the start of your period, you see when it frees up and where it needs to be collected.

Moving sets without an extra step

If a set you pick is still at another property, it is collected from there. No separate pickup to plan.

Occupied can't be picked

If another property's period covers your whole window, the set is listed, but you can't tick it.

Runs in driving order

Each day's runs are grouped by pickup location, storage first, with notes for the movers.

Built for properties and sets. The details that matter.

From your own lanes to the history of every set and your numbers. What stagers use it for every day.

Where is it now?

A set's location follows from its deliveries and pickups, never from a list someone keeps. The set's own page shows its full history, with how long it stayed where.

Notes per set

A stain or a missing lamp? Colleagues leave a note on the set, so the next staging knows about it.

From request to staged

See per status flow how many requests became a walkthrough, a proposal and an approval, and where they drop off.

The agent is your customer. With all their properties together.

Makelaardij Vermeer is an organisation in stipt, with a record per property. The agency's customer card lists all its properties with their status, with the conversations, tasks and appointments alongside. Three addresses in one email? Three records, one customer.

  • A record per property, each with its own status
  • Proposal and invoice in the agency's name and address
  • Special attention for the agency applies to all its properties
  • A fixed accounting code, so Exact recognises the agency
More about the CRM

Frequently asked questionsAbout stipt for property staging.

Can I see which furniture is in which property?

Yes, per set or object. Where something is follows from deliveries and pickups, so the overview keeps itself right. You work with unique objects with a contents list, not with stock counts per item.

What if a property stays on the market longer?

Change the end date on the record. Availability for other properties and the automatic status changes recalculate with the new date straight away.

Does it work with agents who have several properties?

Yes. The estate agency is an organisation with a record per property, each with its own status.

How do I invoice a rental period?

From the record to Exact Online: in one go, in instalments or with a follow‑up invoice for an extension. You send the invoice from your accounting package.

Does anything need to be built for us?

No. You set up your steps, fields, forms and appointment types yourself, and switch on Assets in the Module center.

How do the movers know what to do?

Assets lists deliveries and pickups per day, grouped by pickup location and with notes per run. The staging and pickup appointments are in their calendar, including in the portal on their phone.

What is good software for a home staging company?

Software that tracks each property: walkthrough, proposal, approval, staging and pickup, and where every furniture set is. stipt does that with a record per property, online approval from the agent, staging and pickup appointments in the calendar and the Assets module for your sets.
